How our pricing works
Every price range on this site is a starting point, not a final bill. Here is where the numbers come from and what changes them.
Where the ranges come from
The tables on this site are built from what home-service jobs across Los Angeles County typically run: local labor rates, disposal and dump fees, travel time between neighborhoods and how in-demand each service is in a given area. We adjust those baselines by city. A job in Lancaster is not priced like the same job in Beverly Hills, so each city gets its own range rather than one countywide number.
Ranges are honest estimates of a typical job. They are not minimums, not specials, and not bids for your specific property. The only number that matters for your job is the one quoted directly to you.
How your actual quote is set
- You describe the job, or send photos, and we price it from there.
- For most jobs you get a firm range before anyone is scheduled.
- On-site, the final price is confirmed with you before work begins.
- If the scope changes (a bigger load, more rooms, extra debris), the price is re-confirmed before the change is made.
Nothing is charged that you did not approve. If the on-site check shows the job is smaller than described, you pay the smaller price.
What moves a job above or below the range
- Volume and weight. Junk removal is priced by the load the truck actually takes, not by the room it came from.
- Access. Long stairs, tight driveways, no parking and long carries add labor time. Easy access removes it.
- Material type. Mattresses, tires, paint and other special-handling items carry real disposal fees that ordinary debris does not.
- Timing. Same-day or weekend requests can price differently than jobs booked into a normal route.
- Recurring versus one-off. Scheduled lawn care or regular cleaning beats the one-time rate over time.
Why we publish ranges at all
Because the usual alternative is worse: vague "contact us for pricing" pages, or bait numbers that change on arrival. The ranges here are accurate enough to plan around, and every quote is confirmed before any work starts. If our published range and your quoted price ever disagree badly, tell us: it means the tables need an update, and we would rather fix the page than the invoice.
