Before you book: Pressure Washing in Los Angeles County
Soft wash versus pressure, surface by surface
Bare concrete and pavers take high pressure, and the surface-cleaner attachment gets an even finish with none of the zebra stripes a wand leaves. Wood decks take low pressure, moving with the grain. Stucco, painted siding and roofs should never meet high pressure: they get soft-washed, meaning low pressure plus cleaning solutions that kill algae and mold at the root instead of blasting the top layer off.
Oil, rust and graffiti are chemistry problems, not pressure problems. Each gets its own treatment, and results depend on the age of the stain, which is why we ask for photos before quoting.
The two LA water rules that shape every job
First, wash water is dirty water: letting it run into a storm drain is illegal, so crews block or capture drains and dispose of the water properly. Second, drought rules prohibit hosing down driveways and sidewalks with potable water, which is exactly why professional surface cleaners run high-efficiency nozzles and recovery gear. If a crew lets grey water sheet down your gutter, stop the job.
How often each surface needs it
A yearly driveway cleaning keeps oil and tire marks from setting in, and a house wash every one to two years keeps stucco and paint ahead of the algae that loves coastal and canyon moisture. Roofs only need treatment when green-black staining actually shows up; more often is wasted money.
Shaded, north-facing surfaces and pool decks go first: they stay damp and stay alive.
What moves the price
Square footage is the base. On top of that: stain treatments (oil and rust are add-ons), second stories, fragile older surfaces that need slower methods, and the water source. A driveway next to an outdoor spigot is quick work; a hillside lot where water has to be trucked in is not.
Questions we hear
How much does pressure washing cost in LA?
A typical two-car driveway runs $150–$260 in Los Angeles County. Larger jobs are priced per square foot, usually $0.30–$0.50 for flat concrete. House soft-washing starts around $250 for a single-story exterior.
Will pressure washing damage my stucco or paint?
Not the way we do it. Delicate surfaces get soft-washed (low pressure with cleaning solutions), which is the standard method for stucco, painted siding and roofs. High pressure is reserved for bare concrete and pavers.
Do you use the water from my hose bib?
Yes, standard residential spigot water is fine for most jobs. For large commercial lots we can arrange water delivery at additional cost.
